Attic air sealing in Vacaville CA - a ceiling that keeps your cooled air downstairs

Hot upstairs rooms and a drafty hallway usually trace back to gaps in the attic floor. We find them and close them first.

Pink fiberglass batts cover the attic floor between wooden joists, with exposed rafters and a large duct along one side.

What does attic air sealing do for a house in Vacaville?

Attic air sealing in Vacaville closes the gaps in your attic floor between the attic and the rooms below, so cooled air stops leaking up and hot attic air stops working its way down. With good insulation on top, that sealed ceiling keeps more of your heating and cooling in the rooms you're paying to keep comfortable.

Most calls start with a room over the garage that won't cool down, an upstairs that's hot by afternoon, or a power bill that climbs every summer. A lot of that comes from air moving through small gaps in the ceiling, and new insulation on its own won't stop it. J&S Vacaville Insulation Services is licensed and insured, and we've been sealing and insulating attics in Vacaville and the cities around it since 2017.

The price mostly comes down to how many openings your attic has and how easy they are to reach. The schedule turns on what I find up there, because sealing waits until any wiring, roof or fan problem is fixed, and on whether insulation goes in after. I'll tell you which of those applies when I come out, and you'll get it in a written estimate.

  • We seal around ceiling lights, the attic hatch, bath fans, ceiling vents and knee walls.
  • We close the holes where wiring and plumbing come up from the walls below.
  • We keep the eave vents open so the attic still breathes once the floor is sealed.

What happens when you call us about attic air sealing in Vacaville?

I'm the one who comes out to every estimate, and our installers do the sealing. Here's how a Vacaville attic air sealing job usually goes, from your first call to the walk-through.

  1. Call or send the form

Call (707) 452-3285 or send the form, and note any gas furnace, water heater or fireplace and whether you're planning new insulation. We'll set a time for me to come out.

  2. I go up into your attic

I get up into the attic myself and tell you before I leave what I'd do first and why. Then you get a written estimate with the scope, the price and how permits work for your job, so nothing is a surprise.

  3. Our installers seal the attic

Our installers work through every opening on the estimate, from the hatch to the ceiling lights and pipe holes. They cover the floor under the hatch and clean up as they go.

  4. We look it over together

I check the work and walk you through what was sealed before we call it done. Ask me anything you want while we're up there, because satisfaction guaranteed is how we work.

How we handle attic air sealing

Before we schedule any sealing, I check the attic for live old wiring, a leaking roof or bath fans that dump into it, because sealing over any of those just traps the problem. Once those are fixed, our installers pull back the old insulation where they need to, seal each opening with caulk, foam or rigid board sized to the gap, and lay the insulation back down. Around flues we use a heat-rated caulk, not foam, because foam isn't made for the heat a flue gives off.

Sealing is usually half the job. If your insulation is thin or settled, retrofit insulation goes in right after the sealing, so it isn't fighting a draft. If your ductwork runs through the attic, spray foam insulation can make more sense because it seals and insulates at once, though it costs more. For most attics I'd rather seal the gaps and top up the loose fill.

  • Sealing only

This suits an attic that already has a decent depth of clean insulation and just needs the gaps closed underneath it. We pull the insulation back, seal, and put it back level.

  • Sealing with new insulation

This suits an attic with thin, settled or damaged insulation, because we seal first and then add blown-in, which is loose fill blown through a hose, to an even depth out to the edges. If the old material is soaked or full of droppings, it comes out before anything new goes in.

Questions about attic air sealing in Vacaville

These are the questions I hear most when I'm up in an attic with a homeowner. If yours isn't here, ask me at the estimate or call (707) 452-3285.

How do I know if my attic is ready for air sealing?

Your attic is ready once nothing up there needs fixing first. A federal attic sealing guide says to stop if you find active knob and tube wiring, which is the old wiring run on porcelain posts, vermiculite insulation, bath fans venting into the attic, a leaking roof, or an unvented gas fireplace or kerosene heater. I look for all of those at the estimate, and sealing gets scheduled after they're dealt with.

Will sealing my attic affect my gas furnace or water heater?

It can, because ENERGY STAR notes that sealing a house can sometimes cause a naturally venting gas or oil appliance to back-draft, pulling its exhaust into your home. If you have one, plan for a drafting test before and after the sealing, run by a Home Performance Contractor. Tell me about any gas or oil appliances when you call so we can plan around them.

Should I seal my attic before adding new insulation?

Yes, seal first, because federal guidance for existing vented attics says to air seal all the openings in the attic floor before insulating, and once new insulation is down those gaps are buried. The state's energy rules for vented attics also apply when the ceiling over living space is altered or an entirely new duct system goes in the attic, and replacing or adding attic insulation can count as altering the ceiling. If you're planning insulation, we make the sealing the first step of the same job.

Who is allowed to do attic air sealing in California?

In California, the state licensing board requires a license for small jobs that need any permit, or where the person doing the work hires workers, even when the job is under $1,000. The state's insulation and acoustical contractor license covers installing insulating material for temperature or sound control. J&S Vacaville Insulation Services is licensed and insured.

How much does attic air sealing cost in Vacaville?

The price comes down to how many openings your attic has and how hard they are to reach, so I give you a figure in writing after I've been up there. A low roofline, ductwork in the way, old insulation that has to come out, or a wiring or roof repair that comes first all add to it. An open attic with clean insulation already in place costs less to seal.

What causes the upstairs of a Vacaville house to get so hot?

Usually it's a hot attic pushing heat down through a leaky, thinly insulated ceiling. Most single-family homes in California have vented attics, and on hot days a typical one runs hotter than it is outside, which can drive a lot of heat through the ceiling when there's little insulation up there. Sealing the gaps and getting the insulation depth right is where I'd usually start.

Attic air sealing in Vacaville and nearby cities

Vacaville's express permit list names attic insulation but not air sealing, so the city decides whether sealing alone needs one, and when it does, we apply and book the inspection. We seal attics in Fairfield and Davis too.
